
Our Shepherd's Huts
Hut Ava is the first of twelve beautifully designed shepherd's huts in the Lincolnshire Wolds.
She combines rustic charm with modern comforts, offering a peaceful retreat surrounded by wildflower meadows and native woodland.
At Hut Ava, you can enjoy the rare luxury of having the entire site to yourself with the reassurance that the owner's cottage is just a field away if needed.
As owners, we've stayed in the shepherd's hut several times to check out the facilities and ensure that simplicity meets comfort. (Sometimes, we stay there just to treat ourselves!)



Inside Hut Ava
The interior has been thoughtfully planned to provide everything you need for a comfortable stay.
There's a full-size double bed, hot and cold running water, a flushing toilet, and a proper shower. The well-equipped kitchen includes a gas oven, hob and fridge. The breakfast bar for two offers lovely views across avenues of native trees.
For cooler evenings, a log burner provides cosy warmth.
All you need to bring is good company and a good book!
Beyond the Hut
Outside, you'll find a seating area with chairs and a Kamado BBQ - perfect for enjoying relaxed meals while soaking in the view across the meadow.
Guests also have access to woodland trails, a fire pit for evening gatherings, and a converted silo, which is being upcycled into a quiet reading room and book exchange.
For walkers and cyclists, there's a secure cycle store and heated "Boot Box" to dry boots and coats after a day exploring Skendleby and the Lincolnshire Wolds.
Treading Lightly
While not completely off-grid, we are as close as we can be while offering a comfortable stay.
Hut Ava runs on a low-impact solar-charged battery system that provides power for lighting, refrigeration, USB charging and a heated towel rail.
Hot water, cooking and the oven are powered by LPG gas, while the log burner uses locally sourced recycled hardwood briquettes.



What's included?
Each hut comes with fresh bedding, towels, toilet roll, a hairdryer and a Bluetooth speaker.
We supply a welcome pack with tea, coffee, milk and sugar. We can also arrange locally sourced breakfast, BBQ or meal packs upon request.
Parking is located away from the huts to minimise light and noise pollution for both guests and wildlife.
Luggage is transported to your hut by our on-site all-terrain vehicle, so you can settle in and relax from the moment you arrive.
Shepherds Retreat is accessed through Rookery Holt’s secure five-bar gate.
Please note: There is a 5mph limit along the gravelled lane leading to the visitor parking, reception area, and guest parking. This speed limit is strictly enforced to protect our resident wildlife and our little dog, Bibz.
